Our Process

INITAL MEETING,
SITE DOCUMENTATION

Initial Meeting: During our initial meeting, we will gather essential information to kick off the project. This includes understanding your project’s: scope and objectives, lifestyle, budget, and timeline. We will also discuss your design preferences and welcome any inspirational materials you would like to share.

Site Documentation: Upon receipt of the signed agreement and deposit, we will document the existing property conditions. This includes visual observation, measurements, photographs, video, as well as identifying accessible and visible utility locations.

SCHEMATIC DESIGN,
DESIGN DEVELOPMENT,
CONSTRUCTION DOCUMENTATION

Schematic Design: We will create initial sketches and conceptual layouts for your review, providing opportunities for interactive feedback, to ensure alignment with your vision and goals.

Design Development: In this phase, we will be refining the initial schematic designs to produce more detailed drawings and specifications. As part of this process, we will commence coordination with the necessary engineers.

Construction Documentation: This project phase involves preparing the submittal set of documents for governmental regulatory agencies review. The building plans will include local, state, and community planning requirements, along with applicable codes and regulations.

PERMITTING SERVICES
AND CONSTRUCTION BIDDING

Permitting Services: This step involves the preparation and submission of the Building Permit Application, Construction Documents and all supporting documentation to commence the plan check review process. We will manage the plan check review process, respond to correction comments from governmental agencies reviewers, and update the Construction Documents accordingly to secure building plans approval and a building permit.

Construction Bidding: We will provide you with PDF files or stamped hard-copies of your approved project, and assist you while you request construction bids. We will facilitate the process by clarifying questions that may arise throughout the bidding review process.

ADMINISTRATION

Construction Administration: During this last phase, we will take a secondary role as we assist the General Contractor and yourself with any Requests for Information they may have, and visit the construction site at intervals appropriate to the stage of construction to observe, and become generally familiar with, the progress and quality of the work.
