This single-family home in an up-and-coming neighborhood was in much-needed repair. It presented numerous challenges, including an unpermitted basement unit, leaky and broken plumbing, structural issues, and city code enforcement violations—this project had it all!

However, like magic, our design team was able to transform a project that would have deterred most designers into a beautiful single-family dwelling. This transformation included a garage conversion to a Guest Quarters, and a permitted basement conversion into an ADU studio.  The main house also shares a new balcony with the Guest Quarters to capitalize on the beautiful canyon views to the rear of the property.

Navigating the city’s building plan check review process efficiently was crucial to keeping the project moving forward and satisfying city code enforcement officials. This house now stands proudly in its neighborhood, proving that a gem can shine in any community.
