This project involves an interior remodel of a single-family home in the College Area of San Diego, along with the addition of three new rear yard Accessory Dwelling Units (ADUs).

We utilized the San Diego Housing Commission’s Bonus ADU program to maximize the allowable buildable area, resulting in three ADUs, each approximately 1,000 square feet, with three bedrooms, two bathrooms, a kitchen, and a living area.

To avoid unnecessary construction requirements and costs, a strategic design was implemented to ensure the project would be subject to the California Residential Code rather than the more stringent California Building Code. Additionally, the design meets the stricter fire code requirements due to the ADUs’ proximity to a canyon.

Our design prioritizes efficiency and innovation, incorporating balconies and patios for nearly every bedroom to create an indoor-outdoor living experience, ideal for the students who will occupy these units. This project aims to provide much-needed housing at market and slightly below-market rental prices, helping to alleviate the student housing shortage in the area.

Currently under construction, the project is anticipated to be completed in August 2025.
